Since 2015, demand for volumetric modular buildings has grown year-on-year, with the 2021 market value spiking at £1.57bn. This was largely due to increased demand for additional healthcare units due to the pandemic. There’s also been strong demand across the infrastructure sector, key areas of application being railway construction programmes such as Crossrail and HS2 and energy projects including the 3.2GW Hinkley Point C nuclear power station and the building of nearly 14GW of offshore windfarms.
Over the next five years, major construction programmes in the infrastructure and NHS sectors should continue to drive up demand for volumetric buildings. In the former, over 20GW of offshore windpower schemes have approval while preliminary works for a second 3.2GW nuclear power facility are to start in 2023. Other programmes expected to generate demand for volumetric buildings are the Schools Rebuilding Programme and the army’s single living accommodation (SLA) programme and the Defence Estate Optimisation Portfolio.
Over the short-to-medium term, however, high levels of inflation are impacting on public sector works tender prices. The result of this is that for many contractors it’s not profitable competing for these projects as maximum bid prices are too low. A case in point is the fifth round of Contracts for Difference for which there were no bids from offshore windfarm developers, which in turn will impact on demand for onshore site accommodation.
